What is a Landlord Gas Safety Certificate (CP12)?

A Landlord Gas Safety Certificate (CP12) is a document that proves the gas appliances, fittings, and flues in your rental property have been checked by a Gas Safe Registered engineer and are safe for use. This certificate must be renewed every 12 months to remain valid. Without it, you risk heavy fines and legal consequences, as well as endangering the safety of your tenants.

What Happens After the Check?

Once we’ve completed the gas safety check, we will issue your Landlord Gas Safety Certificate, which you must keep for at least two years. A copy of the certificate must be provided to your tenants within 28 days of the check or before new tenants move in. If any faults or issues are identified during the check, our engineers can carry out the necessary repairs promptly, ensuring your property remains compliant and safe.
